Dubai has recorded an exceptional expansion of foreign direct investment (FDI) in the most recent reporting period. Capital inflow grew 41 % year-on-year to AED 38.5 billion (roughly CZK 239.4 billion), while the number of newly registered investment projects rose 43 % to 523. Against a global FDI backdrop that contracted 19 % over the same period, these figures underline the emirate's exceptional standing in international capital markets.
The investor base is broadly diversified. Dubai attracts capital primarily from the United States, India, Spain, China and the United Kingdom — jointly accounting for 70 % of total investment and 51 % of projects. This diversification reduces exposure to any single region and strengthens the market's resilience to localised shocks.
On a sector basis, the most active segments are hospitality and food service, commercial and residential development, creative industries, leisure and the financial and insurance sector. These five segments absorb 75 % of total investment across 27 % of projects, reflecting the capital intensity and scale of the transactions concerned.
The investment environment is underpinned by a stable political and economic framework, transparent business regulation and systematic protection of foreign capital. Government strategy targets population growth of a further two million residents over the next 10 to 15 years, generating long-term demand across residential and commercial real estate and opening room for both development and long-term rental strategies.
In the UAE, the Sosna Royal group pursues selective participation in transactions that combine a proven location, robust end-user demand and a clearly defined exit. The objective is not exposure to speculative growth, but the disciplined selection of opportunities with an appropriate risk-return profile — consistent with the group's overall investment discipline.
